View a 3-D Video Animation of The SoNo Collection

Thursday May 5, 2016 at 7:00 AM

We invite you to view a conceptual 3-D video animation of the SoNo Collection.

The animation is focused on the exterior features of the center, and begins by moving East on Reed and N. Water Street towards the Norwalk River and Maritime Aquarium. This allows the viewer to experience the overpass “gateway” that spans over N. Water Street.

The animation then shifts direction, approaching West Avenue from the East along N. Water Street. Again, this allows the viewer to experience the “gateway” building span over N. Water Street.

Finally, the animation moves North along West Avenue. This view highlights the SW pedestrian plaza, activated streetscape, and the iconic “Sculptural Garden” planned for the NW corner of the site.

Zoning Commission | Public Hearing

Wednesday May 4, 2016 at 7:00 PM
Norwalk City Hall, Community Room 125 East Avenue Norwalk, CT 06851

Thank you for your continued interest in The SoNo Collection, a proposed retail-based, mixed-use development project that will have a significant, positive impact on Norwalk’s future. We want to provide you with an update on our progress and encourage you to attend a series of upcoming hearings. The SoNo Collection is closer than ever to becoming a reality for Norwalk, but we still need your help in obtaining the final City approvals required for this project.

Your valuable feedback and support allowed us to reach another critical point in the review and approval process as we prepare to present our plans to the Norwalk Zoning Commission. Our development team from General Growth Properties (GGP) will make a detailed presentation on the SoNo Collection, which includes 700,000+ square feet of retail space, including anchor stores Nordstrom and Bloomingdale’s, a boutique hotel and public realm community space. Throughout this process, we have relied on your input and observations to create a project that will work for all of Norwalk. Strong support from residents and local businesses has been crucial, every step of the way.

The Zoning Commission has scheduled a public hearing on the project for 7:00pm on Wednesday, April 27th in the Community Room at Norwalk City Hall. It is anticipated that the public hearing will not close on the first night and will be continued to May 4th, also at 7:00pm in the Community Room of Norwalk City Hall. The primary presentation by GGP will occur on April 27 and your attendance will help us demonstrate the overwhelming community support for The SoNo Collection.

We encourage you to attend on both dates, as this will be the best opportunity to share your thoughts regarding the project, discuss the benefits it will provide for Norwalk’s future, and encourage the commissioners to approve it.

We would not be at the point in the process we are today without your valuable input. We appreciate your continued support!

GGP is Proud to Support InterActivity 2016 hosted by Stepping Stones Museum for Children

Wednesday May 4, 2016 at
Norwalk, CT

InterActivity 2016

Collective Impact

May 4–7
Hosted by Stepping Stones Museum for Children

Mark your calendars! You won’t want to miss this conference where we will examine the roles children’s museums can play in driving community outcomes. To solve complex problems such as kindergarten readiness and the achievement gap, it takes a community-wide effort. Children’s museums are uniquely positioned to serve as community conveners, leaders, and contributors to help resolve these financial problems. They provide a neutral yet supportive space for an entire community to consider the issues that affect children and families. These practices and partnerships form the central theme of InterActivity 2016: Collective Impact.

Join ACM and Stepping Stones Museum for Children for a new kind of conference experience, one that gets attendees out into the local community as well as bringing the community into the conference. Programming will feature the museum’s collaborations with Norwalk ACTS—an integrated coalition of resources to improve children’s educational and social opportunities as well as their emotional and physical well-being—the Connecticut Energy and Efficiency Fund, Literacy How, and a public/private partnership between museum educators, health professionals, community leaders, schools, and volunteers to promote healthy lifestyles.

Geoffrey Canada, known for his pioneering work helping children and families through the Harlem Children’s Zone and as thought leader and passionate advocate for education reform, will be honored at the conference with ACM’s 2016 Great Friend to Kids Award. Mr. Canada will deliver a keynote address following the award ceremony on Saturday, May 7, 10:30 a.m.–11:45 a.m.

Plus, it’s just a whole lot of fun to be by the water and celebrate the long-awaited spring.”

Norwalk Mayor Rilling Hosts Signing Ceremony for SoNo Collection Project

Agreement Details Approved Uses of Project Site and Calls for Forty Million Dollars in Tax Revenue to City Of Norwalk Over the Next Fifteen Years

Norwalk, Connecticut, February 10, 2016 — Mayor Harry Rilling today hosted a ceremony at Norwalk City Hall to mark the signing of a Land Disposition Agreement (LDA) by the City of Norwalk and General Growth Properties (GGP), the developer of the SoNo Collection.  The LDA is a legal document that outlines the approved uses for the parcel of land on which the SoNo Collection will be located.  In addition, the agreement contains business terms agreed to by the City of Norwalk, Norwalk Redevelopment Agency and GGP.

The SoNo Collection is a mixed-use project that calls for 700,000 square feet of retail space, including anchor stores Nordstrom and Bloomingdale’s, as well as 80 to 100 smaller retailers, a 150 room boutique hotel and public realm space on a 12 acre site off of West Avenue and Interstate I-95.  The development will be a catalyst for economic growth and job creation in Norwalk.  The project will support 1,900 construction jobs for 36 months and create 2,500 FTE permanent jobs in retail and hotel operations with an average salary of $41,000.

The Land Disposition Agreement contains the following business terms:

  • $1,022,500 payment by GGP to the City of Norwalk for necessary easements
  • $550,000 payment by GGP to the City of Norwalk for the development of a circulator trolley system
  • $250,000 of funding from GGP for a 5-year career training program for local residents, developed in partnership with Norwalk Community College
  • Modification of the existing Enterprise Zone Abatement to bring $2.5 million in new real estate tax revenue to the City of Norwalk starting in year one, and  over $5 million in revenue per year after 7 years
  • 5% of the project dedicated as Public Realm space
  • Restaurant space limited to 6% of the development
  • The project will be a “single phase development”, meaning that the entire project will be built all at one time (30 months) versus a phased-in approach which could take more than 5 years

In December, GGP submitted its site plans application to the Department of Planning and Zoning. GGP anticipates to receive all necessary city and state approvals by mid-2016, and will begin construction immediately. The center is expected to open in the fall of 2018.

General Growth Properties, Inc. is an S&P 500 company focused exclusively on owning, managing, leasing and redeveloping high-quality retail properties throughout the United States. GGP is headquartered in Chicago, Illinois, and publicly traded on the NYSE under the symbol GGP.

The Little Bear Cafe, a Norwalk High School project started by students, received funding from NEF as part of last year’s Shark Tank competition. They will create and serve desserts. Culinary students from Norwalk High School and Nathan Hale Middle School will be preparing a spicy tomato bisque.

Other food and drink providers include: Bloom Brothers, Dash of Salt, Los Poblanos, Sweet Sabrina’s Cake Shop, Cos Cob Catering (Brasitas), DrewBQ barbecue truck, Bar Sugo, Mac-It, Cafe Madrid, Bond Grill, Tutti’s, Wave Hill Breads, Mike’s Deli, Diageo, Solude Coffee and Fountainhead Wines.

In addition to food tastings, NEF will showcase the educational technology it supports through the NPS Tech Coach program. The Norwalk Arts Commission will have a booth to share information on the junior docent program and Norwalk’s renowned WPA murals.

This event is open to the public, although admission is limited to adults over 21.

The Norwalk Education Foundation thanks its sponsors: FactSet, Webster Bank, and SONO Collection. Many businesses has also donated auction items, including a roundtrip airport sedan gift certificate from Teddy’s Limo, wine tastings at Sedona Taphouse and Total Wine, free driving class from All Star Driving School, and many more.
